The site at 899 Equestrian presented a unique set of challenges from the outset. Acquired by our client with the intention of commercial development, the property was subject to numerous city-imposed constraints, including conservation overlays, heritage contamination concerns, and its location within a designated floodplain. These factors required a carefully considered approach to site planning and regulatory compliance.
Our design strategy was developed in direct response to these limitations. By thoroughly analyzing the site conditions, we maximized the usable footprint while ensuring full compliance with zoning bylaws and requirements from various city departments. This included a successful reclassification of the property, allowing it to be approved as a viable and buildable site.
The site’s irregular positioning—situated along the edge of a roadway with a narrow street frontage—posed additional design challenges. To enhance visibility and presence, the building was designed with a subtle curved façade, aligning with the perceived front edge of the buildable area. This gesture not only strengthens the architectural identity of the project but also improves its street-level prominence.
Functionally, the building is divided into two primary components: approximately 60% of the space is designated for vehicle sales (both new and repair), while the remaining 40% accommodates a full-service workshop. With limited space available for traditional signage or branding, we emphasized vertical elements in the warehouse façade to enhance its visibility from the nearby QEW highway—establishing a strong and recognizable built form.
The project is currently in the permit application phase and is scheduled to begin construction in the coming days.
